Project overview

Storage Corner, Bexley, is a standout example of urban renewal through adaptive reuse. Developed by a independent property developer, the project transformed an existing building into a two-level self storage facility with just under 100 internal units. The site’s location is a key asset: positioned in Sydney’s inner south, Storage Corner is just a short drive from Sydney Airport and major arterial roads, making it highly accessible for both residential and business customers.

Proximity to the airport is a significant advantage for this facility as the area attracts a diverse mix of residents, small businesses, and frequent travellers, all of whom value secure, conveniently located storage.

With a local population of approximately 20,000 and significant transport infrastructure nearby, the area boasts impressive traffic volumes with data from 2015 and 2017 indicating over 37,000 vehicles northbound on the Princes Highway in Rockdale during the morning peak hour alone. The completion of the new infrastructure offers direct, traffic-light-free connectivity between the inner west and Botany Bay area, with the Rockdale exit providing a crucial access point.

This strategic location is expected to drive strong unit sales and occupancy rates, particularly among customers seeking short- and medium-term storage solutions during relocations, travel, or business transitions. The project was constructed over a 14-week timeline, with works commencing in April 2025.

Building structure

The Bexley project was delivered as a renovation of a pre-existing building bisected by a long brick wall separating the build into an existing 2 storeyed area to the west and a large open warehouse space to the east. The two-level layout maximises the available footprint, with the units split evenly on the ground floor and first floor. The design efficiently leverages the existing structure, incorporating a new mezzanine floor of approximately 22 m², which serves as a landing to the first floor and is engineered for future expansion above the existing ground floor units.

Internal access is clear and direct, with distinct areas throughout the facility marked with floor signage and unit numbering for a straightforward customer experience. The robust construction and high-quality finishes are specifically tailored to ensure long-term durability and ease of maintenance.

Storage fit out

Storco’s scope included both the design and complete self storage fit out. The facility offers a diverse range of unit sizes, from compact swing door units tailored for smaller business or office storage needs, to larger roller door spaces ideal for personal and household storage. This variety ensures the facility is well positioned to cater to a broad customer base, accommodating the needs of both residential clients and commercial operators seeking flexible, secure storage solutions. Partitioning is constructed from zinc-coated Safeguard Interlocking panel, with corridor walls finished in V5000 panel in Monolith Charcoal. Doors are finished in vibrant Spring Green, creating a cohesive and professional appearance throughout the site.

The Mezzanine floor system is engineered to incorporate a robust 3000×3000mm column grid, utilising premium hot-rolled columns and bearers paired with cold-formed top-hat joists, topped with 22mm tongue and groove particleboard flooring. This combination ensures long-term structural integrity while minimising the overall weight imposed on the underlying structure. A standout feature of the Storco mezzanine system is its adaptability for future growth. The current configuration allows for seamless extension of the mezzanine above all existing units, enabling the addition of further storage units as the demands of the facility grow.

Protective features such as full-height aluminium checker plate corner protection and a 400mm buffer rail are installed throughout, with custom checkerplate flashings for the doorway thresholds custom fit to the original brickwork, while heavyweight mesh ceilings provide additional security for all units.
