Project overview

Storage King Auckland is a premium mixed-use facility located just eight minutes from the city’s CBD. The facility’s strategic positioning on one of Auckland’s busiest roads and striking exterior signage provides substantial exposure to potential customers.

Spanning four levels and covering 4,400 square meters, the facility provides self-storage, climate-controlled wine storage, premium wine retail services, and a secure high-security vault.

Storco worked closely with New Zealand developer Centuria to provide design guidance and installed our self storage fit out for this three-stage project. This phased approach allowed Storage King to commence operations whilst the later stages were still in progress.

Building structure

This facility was renovated for self storage from a pre-existing office and warehouse space. The multi-level design features access to floors two and three via two parking spaces at the facility’s southern entrance on College Hill Road. The upper floors feature traditional self storage with a range of unit sizes and types. A substantial portion of level three is dedicated to a premium wine retail space, complete with kitchenette, retail displays, and alfresco dining. The basement level dedicated to temperature and humidity-controlled wine storage fit out with custom Storco wine lockers. Additionally, a loading area is available at the northern end of the facility, adjacent to Hargreaves Street.

Self storage fit out

The project exemplifies the adaptability and premium finish of Storco products.

The interior fit out was completed over three stages. Stages one and two included standard Storco unit partitioning and layouts across all floors, resulting in 299 units. Storco’s scope for the interior fit out encompassed swing and roller doors, corridor and internal partition walls, corridor protection, and Fullbright Lighting Track. Series 1000 Lockers were installed along the top of each storage unit, ensuring no amount of potential lettable area was wasted.

The standout feature of this facility is its basement level, which houses 489 custom wine lockers. These lockers are equipped with a seismic-rated racking system, wood panel facades, and custom swing doors to create a boutique winery experience. This wine storage area was completed during the final stage of the project, adding a premium touch to an already impressive facility.
