About this project
Jubilee Industrial Park is a multi-purpose space in Warriewood, located in Sydney’s northern suburbs. Omnia Capital developed the site. The site encompasses two levels, with a multi-purpose light industrial fit out on the upper floor and large storage units underneath.
Each unit has been made available for outright sale. The buyers mostly come from within a 5km radius of Warriewood and have included trades and small investors who rent out the units individually. It is the only facility of its kind in the area, which has contributed to strong initial interest.
Storco manufactured and installed the storage fit out on the lower level. The material was provided well within the planned delivery date and the installation was completed a full three weeks ahead of schedule.
This is the second project Storco has completed with Omnia Capital.
Storco scope
Storco provided the fit out for the 59 storage units on the lower level. At 5.2m high and with an average floor area of 24.5m², these man cave units are twice the normal height of a standard storage unit and substantially larger than basement storage cages found in a typical residential block. The additional height and floor area is ideal for commercial storage, and storing cars and boats. The extra height and built-in power and water services to each unit allow unit owners to add an internal mezzanine and use the unit as a basic workshop.
A central U-shaped driveway provides drive-up access for each of the man cave units. Storco’s V5000 corridor panel provides the exterior wall with 3,000mm high and wide roller doors in Aztec Yellow providing access to each unit. Each door is fitted with Storco’s stainless steel door latch and a heavyweight pull-down strap to make closing the oversized doors easier. Vertical mesh provides ventilation for the top of each unit and has been cut around the piped and wired services and to match the underside slope of the driveway in the north-east corner.
Jubilee Industrial Park features Storco’s Centurion partition wall system in each unit. This wall panel was developed to balance the heavy-duty security of Safeguard panels and the high-gloss finish of V5000 panel. The Centurion partition wall system is comprised of 75×75mm SHS columns with double-skin panels stacked to the desired height and flashed around the columns. This stacked panel system allows Centurion walls to easily reach the 5,200mm interior unit height with minimal bracing.
Not only does the high gloss finish of Centurion panel provide a professional, contemporary finish for the units, the panels can also be easily reconfigured, allowing multiple units to be combined into a single unit.
