Project overview

Storage Zone is a purpose-built, two-storey self storage facility, located in southeast Orange just off the Mitchell highway and less than ten minutes away from our factory. The first of its kind under the Storage Zone brand, this location is paving the way for future expansion across NSW.

Unmissable, the standout feature of the facility is its striking façade. Vibrant Poppy Red display roller doors are visible from the street to showcase the facility’s interior.

The facility was constructed over a single twenty-four week program. Its design accommodates a variety of storage needs, with a healthy mix of drive-ups offering easy access and smaller storage units on the upper level.

Building structure and storage fit out

Storco’s scope included the entire above the slab build, utilising our multi-level building frame, mezzanine, and self storage fit out system. Spanning a carefully planned 2015m² building footprint, Storage Zone offers a total of 283 storage units and a floor-to-unit ratio of 77.55%. The facility optimises the available area to offer an excellent ratio of net lettable space.

The ground floor of Storage Zone includes larger and more compact units, each designed to maximise convenience and accessibility. Unit sizes range from spacious 6×4m units, ideal for residential furniture storage and smaller 3×1.5m units suitable for long-term storage of personal effects. The design ensures an efficient use of space while maintaining a comfortable and accessible environment for all users.

As part of our scope, Storco manufactured both the building and mezzanine level structure in-house, including the detailed fit out. This encompassed features such as full height rounded corners, two rows of wooden buffer rails, and swing and roller doors in Poppy Red. The combination of vibrant colour and high-quality trim adds a personalised finish that aids in branding and overall aesthetics of the building.
