About this project
National Storage Port Stephens is a multi-stage project located on the Mid North Coast of NSW. Stage one, a two-level storage building, was completed in August 2024. An additional two stages are planned which will add two additional multi-level buildings to the facility, for a total of three buildings and over 10,000m² of floor area.
Located in Taylors Beach, the facility serves the wider Port Stephens region, a collection of coastal towns with a total population approaching 40,000 people located an hour north of Newcastle. The area is popular with holiday-makers, with the 21 towns in the area all seeing regular visitors from across NSW.
The facility is a short four-minute drive from the nearest major motorway, Nelson Bay Road, at the end of a short cul-de-sac.
Stage one, a two-level self storage building, was constructed over a 42 week period.
This is the fifth project Storco has completed with developer MAAS Group.
Storco scope
Storco designed and built the two-level structure using lightweight structural members, allowing the building to be erected quickly without compromising on structural strength. It has 6m eaves, a 5° roof pitch, and is clad in vertical COLORBOND sheet. The 85m-long building is bisected lengthways by a corridor that provides access to the building and the stairs at either end. The full perimeter of the building is surrounded by wide driveways for easy access. An awning and covered driveway also offer direct central access to where the hoist and central staircase are.
The facility has 402 storage units. Most of the 104 units on the ground floor are 6×3m external opening units, taking advantage of the driveways’ direct drive-up access . The 298 units on the upper mezzanine floor are a mix of smaller 3×1.5m and 1.5×1.5m units accessed by swing doors. Larger 3×3m units with roller doors line the perimeter walls. The layout of the upper floor is also designed around a long central corridor, with two parallel secondary corridors. This layout maximises the floor’s lettable area, while ensuring that no unit is any more than two turns from an originating point, making is easier for tenants to locate their unit.
Storco provided the self storage fit out for the facility. The majority of these components, from the V5000 gloss panel for the corridor walls to the stainless steel door latches, were manufactured at Storco’s factory in Central West NSW. The storage fit out is 2500mm high and the top of each unit is finished with heavy horizontal mesh to provide security to the unit interiors while still providing ample access for fire services. Curved aluminium corners protect the intersections of corridor walls, while two rows of timber buffer rail protect corridor walls from bumps from trolleys and boxes that commonly occur during move-ins and move-outs.
