Brightly lit internal storage corridor lined on both sides with Lazurite Blue roller doors above a particleboard mezzanine floor.

Storco recently completed Stage 1 of a new Storage King self storage facility at Beresfield, in the heart of the Hunter region. Operated as an independent Storage King franchise and built by head contractor Structor Projects, the facility sits just off the New England Highway, within easy reach of Maitland, Thornton, Hexham, and Tomago. It is around 30 minutes from the Newcastle CBD and 20 minutes from Newcastle Airport, placing it in a well-connected pocket of one of regional New South Wales’ fastest-growing corridors.
Stage 1 delivers a combined gross floor area of 3,735m² across two levels. A planned Stage 2 will add a separate storage building of roughly 3,000m², giving the operator room to grow capacity as local demand builds.
Making the most of the sloping site
Storco’s scope covered the two-level storage building, the mezzanine floor, and the complete storage fit out.
Rather than working against the sloping site, the design turned the 2000mm fall into an asset. The lower floor steps down as a split level to follow the grade. Where the majority of the ground floor units have 2700mm high partitioning, the extra height along the building’s western face made room for five oversized man cave units with internal walls reaching 4,850mm. These externally facing units have both a 3000mm high roller door and a swing door and are ideal boats, caravans, trailers, and bulky trade materials.
The building has a 6,000mm eave height and a low 3° roof pitch. External walls are clad in COLORBOND® Surfmist with a Zinc roof, finished with the blue and yellow accents of the Storage King brand. Inside, the mezzanine floor doubles the footprint, on a single block of land.
A fit out built to attract and retain customers
The fit out delivers just under 300 self storage units across both two levels, ranging from compact 1.5×1.5m lockers up to large drive-up units, alongside the oversized man cave spaces.
Corridors are lined with V5000 panel in a gloss white finish that keeps the interior bright and inviting, while internal dividing walls use zinc-coated Safeguard interlocking panel for security between units. Roller doors are finished in Lazurite Blue, a clean, contemporary colour that reinforces the facility’s branding at every turn.
Practical details protect the investment over the long term: external corners are fitted with full-height aluminium checker plate and rounded corners to withstand daily wear, and every unit door carries a stainless steel manual latch with provision for overlocking. The result is a high-performing facility with a clean, modern aesthetic, offers a diverse product range, and is built to keep storers coming back.
