Project Overview

Storage Spot Jilliby is a new self storage facility on the New South Wales Central Coast, developed at 8 Inopina Close, Jilliby. The site was built for operator Storage Spot as a fully automated, self-service facility, continuing a relationship that began with Storco’s work at Storage Spot’s Gledswood Hills site in 2023.

Head builder Akura engaged Storco to deliver the storage fit out and external roller door mullions across four single-level buildings. The 7,800m² site is configured entirely as drive-up units in a ranch-style layout, giving customers direct vehicle access to every storage unit. Sizes range from compact 3×1.5m lockups through to generous 3×9m spaces, with wide concrete aisles allowing easy manoeuvring for vehicles and trailers.

The block itself shaped the design. It has a distinct triangular footprint, with its wider end narrowing towards the entry at the bottom of a cul-de-sac. To make the most of the available land, the ranch-style buildings were arranged in a staggered configuration, maximising the number of lettable units while keeping clear vehicle access between the buildings.

Storage Spot Jilliby is designed to run as an automated site and has partnered with OpenTech Alliance to deliver smart entry, security, and unit access technology That operating model placed particular importance on the fit out: the storage hardware needed to integrate cleanly with the site’s electronic locking system from day one.

A first for the Storco × OpenTech Alliance partnership

Storco’s scope covered internal partitioning, roller doors, and roller door mullions across all four buildings. Internal dividing walls were constructed from zinc-coated Safeguard interlocking panel, raked to the underside of the roof structure at an average height of 3,200mm to suit the varying roofline. Each unit was fitted with a roller door measuring 2,400mm high and 2,500mm wide in Shale Grey.

Storco also supplied steel downpipe protectors to shield the PVC downpipes from accidental vehicle impacts. As the site has 100% drive-up units, this dramatically increased the likelihood of damage during move-ins; the 5mm thick downpipe protectors protect the drainage systems and keep the facility looking sharp over the long term.

The standout feature of this project is its integration with OpenTech Alliance electronic locks. Storage Spot Jilliby is one of the first sites to benefit from Storco’s strategic partnership with OpenTech, formed in 2025. Rather than modifying doors on site, Storco manufactured the roller door panels with pre-punched openings sized specifically to suit the OpenTech Insomniac® SmartLock S.

This upfront engineering removed the need for any on-site cutting or punching of the doors during installation. The result was a faster install, a cleaner and more consistent finish across every unit, and locking hardware that sits precisely where it should. For an automated operator like Storage Spot, that precision matters: reliable, well-fitted smart locks are central to a self-service facility customers can access securely at any hour.
